Advertising: Market the property, which
includes posting a sign, printing flyers, listing the property
in newspapers and local realtors’ websites.
Property Presentation: Personally show your
property, pointing out amenities of the property and the neighborhood
and make every effort to rent your property at its highest
value.
Maintenance Service: We protect the value
of your investment by helping to maintain your property at
current neighborhood standards. Through scheduled Semi-Annual
inspections, we survey exterior and interior maintenance problems,
lawn care and more. We take the necessary action to correct
and negative situations.
Manage the property during the lease: This includes
everything necessary to be a landlord such as collecting the
rent, ensuring checks clear, handling maintenance issues,
and ensuring tenants follow the terms of the lease. Agent
will be the point of contact for the tenant. The standard
fees for the full level of service is a leasing fee of half
months rent for finding a tenant, and then 6% of the monthly
rent proceeds as a management fee.
Accounting Services: Timely, accurate financial
reports are critical in residential property management. We
provide monthly reports of all income and expenses. We maintain
compliance with IRS regulations.

Tenant Screening: We want reliable and qualified
tenants as much as you do and to ensure we do attract both
our lease screening procedures includes but is not limited
to the following:
- Meet all prospective tenants in person to be certain they
will meet the qualifications.
- All prospective tenants are required to fill-out a formal
Rental Application.
- We conduct a thorough credit check including checks for
felony arrest warrants and any past evictions.
- Verify rentals history with current and previous landlord(s)
and verify current employment.
- Prospective tenants must meet minimum income criteria
requirements.
